City Council approves rezoning requests

Four properties at 1911 E. Oklahoma Avenue will be rezoned for new development after approval was granted Tuesday by Guthrie’s City Council.

Two properties are zoned R-5 and two properties are zoned C-1, and the request is to rezone all properties to C-2, Planning Director Dan Kassik said.

“They are looking to redevelop that entire area,” he said. “The Planning Commission approved 3-0.”

Kassik told the Council the eastern side of the property is currently developed with Benton’s Auto Service, and there are accessory buildings to the rear.

The property directly to the west is developed with a building used by an electrical contractor. The two remaining properties to the west have older buildings that are not in use.

Kassik said the owner wants to demo the vacant buildings and the accessory buildings on the back side of the auto service property, and re-subdivide the properties into commercial lots for sale.

In other matters, the City Council approved a request for a Planned Unit Development (PUD) at 424 S. 1st Street within the C-2 (General Commercial) zoning district to allow for a three-unit residential development. The PUD includes requests for exceptions to minimum lot size and number of units.
